Garden Room Planning Permission: What to Check
Prepare a garden room project by checking intended use, size, position and local requirements. Use this planning checklist before requesting a bespoke design.

Start with the intended use
Describe how the room will be used day to day. A home office, gym, guest space, studio or storage room may lead to different design and services questions, so include the equipment, furniture and facilities you expect to install.
Do not assume that a building’s label settles its planning position. Explain the intended use to the appropriate authority or adviser and keep the design brief consistent with that use.
Check the site and proposed position
Record the proposed footprint, height, boundaries, access route and relationship with the main house. Note nearby trees, levels, drainage, utilities and any restrictions that could affect the design or construction sequence.
Share a simple site plan and photographs with the design team. This helps identify practical constraints early, even when a separate planning review is still required.
Confirm local requirements before work starts
Planning requirements can depend on the property, location, dimensions, use and restrictions affecting the site. Check the current position with the relevant local planning authority or a suitably qualified adviser before committing to work.
If permissions, building control or other consents are needed, confirm who will prepare the information and when approval is required. Keep the written advice with the project records.
Prepare a complete design brief
Send the intended use, approximate dimensions, access details, photographs, service requirements and any authority guidance to the team. A clear brief lets the design and quotation reflect the real project rather than an assumed layout.
